THE LOCAL PICTURE
The Gardeners Arms sits on Wellingborough Road in the Abington area of Northampton — a busy arterial road approximately 10 minutes’ walk from the town centre. Northampton is a significant East Midlands town with a population of approximately 220,000 in the borough. The Wellingborough Road corridor is a densely populated, mixed residential and commercial strip with strong passing trade.
The pub is a three-storey building from 1838 — CAMRA’s description is precise: “a corner street locals pub built in 1838 on the main road into Northampton.” That Victorian street-corner pub character is the foundation of this site’s community identity. It has outlasted every economic cycle since the Reform Act.
Running this problem at your pub?
Here's the system I use at The Teal Farm to fix it — real-time labour %, cash position, and VAT liability in one dashboard. 30-minute setup. £97 once, no monthly fees.
Get Pub Command Centre — £97 →No monthly fees. 30-day money-back guarantee. Built by a working pub landlord.
Northampton has a Wetherspoons (the Cordwainer on the Drapery in the town centre). That’s a 10-minute walk away. At 3am on a Friday this doesn’t compete — but at 6pm on a Tuesday it does.
WHAT THE PUB IS
The £217,000 Proper Pubs refurbishment was completed and the pub reopened in June 2023. The transformation was comprehensive: new bar, flooring, fixtures and fittings throughout, new external lighting and signage, updated courtyard space. CAMRA notes: “A games area for Northants skittles, pool & darts is to the rear” — Northants skittles is a highly specific local game to this county and creates genuine community team loyalty that doesn’t exist elsewhere. That’s a meaningful anchor trade point.
Current entertainment: cocktails, wine and fizz promotions, full sports package (Sky, BT Sports and Horse Racing), live music DJ and karaoke nights, charity events. No real ale currently. The pub’s own identity line is straightforward: “we know our regulars’ names and drink.”
Late licence: 11am–3am Friday and Saturday. That’s a genuine late-night operation, not just an extended community pub.
THE ADMIRAL TAVERNS DEAL
This is an Operator Managed agreement under Proper Pubs. You take home 18.5% of net weekly sales. Admiral covers rates, utilities, stock, and running costs; you cover staff employment costs, council tax, and TV licence for residential quarters.
Service charge: £57.60/week. All drinks tied. Pre-entry training: STRIVE programme (Proper Pubs, one day online). Zero business rates (qualifying conditions).
The £217,000 investment was 2023 — meaning the refurbishment is now two years old and the initial post-investment BDM intensity will have settled. You’re taking over an established-but-available operation, not a brand-new relaunch.
FINANCIAL REALITY
| Metric | Estimate |
|---|---|
| Ingoing (stock + F&F) | £8,000–£12,000 |
| Working capital | £15,000–£20,000 |
| Your income | 18.5% of net weekly sales |
| Service charge | ~£57.60/week |
| Staff costs (your liability) | 30–38% of income allocation (higher with late-night door staff) |
| Business rates | £0 (qualifying conditions) |
| Break-even timeline | 12–18 months |
Late-night 3am operation requires SIA-registered door staff on Friday and Saturday. That’s typically £150–£200 per night before you factor in potential late-night levy costs with the council. Model this carefully — it’s a significant additional cost that the 18.5% income share has to absorb.

WHO THIS SUITS
An operator with genuine late-night community pub experience — someone who has managed a pub with a significant entertainment programme and knows what running a 3am licence actually entails at ground level. Northampton local knowledge is genuinely valuable here; the regulars on Wellingborough Road will have been using pubs in this area for years and will test a new operator quickly.
Not suitable for: anyone whose experience is purely food-led, daytime, or quiet community pub. The late licence changes the operational character completely.
WHAT WORKS / WHAT DOESN’T
Works:
– Corner position on one of Northampton’s busiest arterial roads — structural footfall
– £217,000 refurbishment in 2023 means the asset is in good condition
– Northants skittles teams create genuine midweek loyalty trade that community pubs in other regions can’t replicate
– Pool, darts, sports package — full entertainment infrastructure already in place
– 10 minutes from Northampton town centre but not in direct competition with city-centre bars
– Zero business rates
– 1838 building has genuine historical community identity
Doesn’t work:
– 3am licence requires active late-night management, security, and compliance — not a hobby
– 18.5% income share means your earnings ceiling is structural, not performance-based
– Wetherspoons 10 minutes away competes on value during standard evening hours
– No real ale currently — limits appeal to certain customer segments
– Courtyard area is described as modest; outdoor capacity is limited
WHAT YOU NEED ON DAY ONE
Robust wet-trade EPOS with cash reconciliation at close — on a late-night operation you need to close your till accurately at 3am, not guess the next morning. Sort your SIA door staff contract before the keys exchange — don’t open a Friday with a 3am licence without door staff in place. Working capital floor is four weeks of all fixed costs including security. Know your late-night levy position with Northampton Borough Council before signing.
Before you sign anything, know your numbers. Pub Command Centre gives you real-time labour %, VAT and cash position from day one. £97 once.
